Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings. We have tried to keep things simple - we simply want you to have a wonderful stay at Waterfall Cottage!
Bookings are subject to the following terms and conditions:
- A contract between you (the guest) and the owner will come into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking and you will be deemed to have done so. Should we be made aware that you have failed to disclose all relevant information or comply with these terms, it may lead to termination of the contract & loss of the booking.
- To receive a full refund, guests must cancel within 48 hours of booking, and the cancellation must occur at least 14 days before check-in.
- If you cancel between 7 and 14 days before check-in, you will pay 50% for all nights.
- If you cancel after that, you will pay 100% for all nights.
- We strongly advise that you take out comprehensive travel insurance to cover cancellations.
- Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.
- No parties or events are allowed – the maximum number of persons using the accommodation at any time must not exceed 4 (including a baby using the travel cot) and only those listed on the booking form can occupy the property. We reserve the right to terminate the booking without notice, and without refund, in case of a breach of this condition.
- Bookings cannot be accepted from persons under eighteen years of age.
- The owner reserves the right to refuse a booking without giving any reason.
- We, or our representatives, reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes. We would, of course, only do this if absolutely necessary and would let you know in advance.
- On the first day of your arrival your stay will commence at 3pm (unless otherwise agreed with the owner in writing) and guests are required to vacate the cottage by 11am on the day of departure. This allows the cottage to be thoroughly cleaned and prepared for incoming guests.
- No smoking or vaping is allowed anywhere inside the cottage or the summer house. Smoking or vaping anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by smoking will be at the expense of you.
- Only 2 dogs are allowed at one time
- Dogs are not permitted upstairs
- Please don’t let dogs onto the furniture
- Guests are responsible for cleaning up after their dogs
- Please be mindful of the neighbour’s dogs, as well as the animals from the farm (cats, dogs, sheep, cows, ducks……..the list goes on!)
- Damages and breakages – please treat the facilities and accommodation which the cottage offers with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.
- Please do not move any furniture from one room to another.
- Please remove muddy shoes in the porchway before entering the house – it just helps keep everything a little bit fresher during your stay! Please remove all shoes before going upstairs (there are slippers for you to use if you wish!).
- Please lock the doors and close the windows when you leave the property unoccupied.
- Please make sure you switch off lights, heating and any electrical appliances when you go out – we try to be an environmentally-friendly holiday home.
- The owner reserves the right to make a charge to cover additional cleaning costs if you leave the property in an unacceptable condition.
- Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
- You may in no circumstance re-let or sublet the property, even free of charge.
- The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the accommodation.
- No compensation will be given for any temporary outage of electricity, water, internet connection or television service.
- The owners are not responsible for the loss of any personal belongings or valuables of the guest.
- All inventory must remain in the property and not be taken.
- The cottage is not specifically child proofed. Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.
- Please park your vehicles in the designated parking spaces, ensuring cars do not block access to other properties. Parking is limited to 2 vehicles.
- Please respect the community and try to keep noise levels to a minimum, especially between 10pm and 8am. We are directly attached to our next door neighbours so please be conscious of this with regard to noise levels!
- We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
- Please use disposable BBQs outside on the BBQ stand provided. Do not use or place BBQs anywhere but on the stand provided.
- Candles are not allowed inside the cottage.
- Please use smokeless logs only for the wood burner. These give the same effect as normal logs but reduce the risk of fire (or a cottage full of smoke!). Any damage resulting from the use of other logs/items must be met in full by the guest. A couple of smokeless logs are provided, but you are responsible for the purchase of additional fireproof logs.
- Check-out – as stated above, check out time is 11am unless agreed otherwise. Please leave the cottage in a reasonably clean state– we don’t expect a full spring clean but a quick sweep around and emptying the bins would be much appreciated!
- Any problem or complaint which you may have concerning your holiday must be immediately reported directly to us and we will endeavour to put matters right. Any complaints not reported to us at the time, and only reported after you have departed from the property, may not be considered by the owner.
- We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
- This property is privately owned and is our own holiday home too. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.
- General Data Protection Requirements (GDPR) – we have reviewed the GDPR requirements and fully adhere to them. We may have to hold limited amounts of your information – please inform us if you are not happy with this for any reason. This includes the following:
- All serviced and self-catering accommodation premises must keep a record of all guests over the age of 16. The record should include their full name and nationality. We must keep each guest's details for at least 12 months.
- If we are going to hold information on a guest for any purpose other than handling their current booking (e.g. we would like to send you future emails about the cottage and what it can offer), we need to obtain your consent.
- The only information we would keep after your stay would be solely your name and email address.
- We assume your (and each member of your party's) consent to the above, through these terms and conditions, unless you tell us otherwise. Please call or email us if you do not want us to keep your name and email address.
